ATTENTION PROSPECTIVE BUYERS AND BIDDERS
EFFECTIVE MARCH 1, 2026 - The reporting of all non-financed real property transfers is required unless the purchaser is exempt. A non-judicial foreclosure sale is a real property transfer. This includes all eligible bidders who obtain the property through the post-sale bidding process. The trustee must report specific information about the purchaser to the U.S. Department of the Treasury's Financial Crimes Enforcement Network (FinCEN) pursuant to 31 CFR § 1031.320. Due to this requirement, the trustee reserves the right to take all necessary actions to comply with federal law. Failure to provide the information necessary for reporting may result in the rescission of a completed sale or a delay in the issuance of the final trustee's deed until all information is provided. For additional information, please visit the FinCEN website located here: https://www.fincen.gov/rre

Any questions regarding this requirement can be submitted to the trustee at fincensubmission@affiniadefault.com.
You may have a right to purchase the property after the trustee auction pursuant to Section 2924m of the California Civil Code. If you think you may qualify as an "eligible tenant buyer" or "eligible bidder," you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase.
You can use the file number assigned to this case (e.g. T.S. No. 20-12345CA) to find the date on which the trustee's sale was held, and the amount of the last and highest bid.
NOTE: this list is sorted alphabetically by county, then numerically by our file number within each county. If the file you are interested in is not listed, the trustee's sale may not have been held yet, or it has been more than 45 days since the trustee's sale was held.
